Architect vs Structural Engineer: When Do You Need Each?

An architect designs the spaces, layouts, and aesthetic of a building. A structural engineer designs the framing, foundations, and load paths that hold it up. Most permitted projects need both. Small load-bearing modifications often need only the engineer. Full new construction always needs both. The roles and costs separate cleanly once you know what each one delivers.
What an architect actually does
An architect's deliverable is the building you'll live in or work in. Specifically:
- Floor plans, room sizes, window and door placement, traffic flow
- Elevations (what the building looks like from each side)
- Materials, finishes, exterior treatments
- Compliance with zoning, setbacks, height limits, occupancy classifications
- Code compliance for life safety: egress, accessibility, fire ratings
- The aesthetic decisions that determine whether the building feels good to be in
Architects in Utah are licensed by the Utah Division of Professional Licensing and required for most commercial work and any project where the architect-stamp requirement is triggered by the building code. Single-family residential often doesn't legally require an architect, but most owners working on additions or new construction hire one anyway.
What a structural engineer actually does
A structural engineer's deliverable is the framing system that holds the building up. Specifically:
- Foundation design (footing size, depth, reinforcement)
- Floor and roof framing sizing (joists, beams, headers)
- Lateral force resistance (how wind and seismic loads transfer to the foundation)
- Beam, post, and connection design where loads concentrate
- Load path verification from roof to footing
- PE-stamped drawings the building department accepts for permit
- Load calculations that prove every piece is sized correctly

When you need both
If your project is new construction of anything bigger than a shed, you need both. The architect lays out the spaces and the structural engineer designs the bones. Most architects we work with bring the structural engineer in during schematic design, before drawings get too detailed to change without rework.
If you're doing a substantial addition or full remodel, you usually need both. The architect handles the spatial design and code compliance for the new layout. The structural engineer handles any load-path changes, beam sizing for wall removals, foundation modifications, and the connection between new and existing structure.
If you're doing commercial work, you almost always need both. Plus often a civil engineer for site grading, an MEP engineer for mechanical systems, and a geotech for soil. Architects coordinate that team.
When you need only a structural engineer
A few common cases where the engineer goes solo:
- Removing a single load-bearing wall. No layout redesign, no architectural drawings required by code. The structural engineer designs the replacement beam and posts and stamps the drawing for permit.
- Foundation repairs, underpinning, or basement structural work. Engineer-led entirely.
- Crack monitoring, foundation assessments, expert witness work. Pure engineering scope, no architectural component.
- PE stamp on existing plans. Someone already drew the building. The engineer reviews the structural elements and stamps the drawings for permit.
- Tilt-up panel design for warehouses. The architectural scope is minimal; the engineering is the deliverable.
In each of these, the architect isn't adding value because there's nothing architectural to design. Trying to involve one wastes time and money.
When you need only an architect
Rare in our world, but it happens. Cases include:
- Pure interior finish work with no structural modifications. No wall removals, no foundation work, no beam changes. Just paint, flooring, fixtures, finishes.
- Zoning variance applications where the deliverable is plans for the planning department, not the building department.
The moment a load-bearing wall or foundation gets touched, the engineer enters the picture.

These are honest market ranges, not floors or ceilings. Local market, project complexity, and existing-conditions discovery all move the numbers.
How to hire each one
For an architect, look at portfolios first. The aesthetic decisions they made on past projects predict what they'll make on yours. References from clients with similar project type matter more than years in business.
For a structural engineer, look at three things: active PE license in your project's state, reasonable turnaround, and willingness to talk to your contractor directly. The drawings have to be permit-ready and the engineer has to be available when the contractor calls from the jobsite at noon on a Tuesday with a framing question. If they're not, the engineering job isn't done.
